When selecting the team to build Cap Adriano, leading international developer Steve Morgan CBE and Chairman of the Bridgemere Group, looked locally for experts that he immediately clicked with, and that working chemistry went onto to become a vital element in the development’s success. For the important task of sales and marketing, he appointed one of Engel & Völkers’ top achievers, Birgit Süssmilch as Sales Director Cap Adriano. Read two behind-the-scenes articles with Birgit Süssmilch and Steve Morgan talking about the challenges and well-earned personal pride they both feel as a result of this outstanding development project.

"I lived and breathed Cap Adriano
from the beginning"

"I recall seeing the site for the first time – it was a sunny afternoon – I stood very still taking in the views, feeling the sunshine and sea breeze on my face and staring at the glistening sea… From then on I knew this would be something quite special, I also knew it would be a challenge that would take all my experience in sales, negotiation, contacts and ideas to see it through. The developers, the British Bridgemere Group, set out from the beginning to create a new level of construction that never before had been created on the island and to provide the highest level of service, quality, privacy and security.

The clifftop site was unique in the southwest facing the sea with direct sea access and panoramic views overlooking the Malgrats Islands and Port Adriano. This would be part of Cap Adriano’s "WOW!" factor and become one of the main selling points for the development. The generous size of the rooms both in the apartments and the villas, underlined the quality of Cap Adriano together with the community’s facilities including the personal concierge, a feature that frankly was expected by these global clients, yet Cap Adriano would be the first development to provide this premium level of service in Mallorca. At the same time, Cap Adriano played a part in the growing shift in perception of Mallorca as a leading quality island destination in the centre of the Mediterranean and this factor would become pivotal in its successful promotion. Engel & Völkers was brought in as the exclusive selling agents when plans were well underway.

As this was a departure for the developers, the Bridgemere Group, they needed our expertise with HNWI to develop the concept, add those important finishing details; find the clients and sell – simple! Confident that the timing was right and that the underlying demand was there, we had the task of positioning Cap Adriano, not just in Europe, but also worldwide to create awareness among potential buyers. However, nothing prepared us for the reaction to the first communication we sent out to our client database which was phenomenal when the sheer volume of response actually crashed our website for a day and our phones did not stop ringing.

Onsite, my real work began and obviously, showing potential buyers around a building site is challenging; as they are never attractive and the intense construction activity can be daunting for any investor. Regardless, we worked with the constructors to ensure that the site was kept as clean as possible. We even insisted that finished interior walls were immediately painted white to maintain that clean look and help the clients with their own vision.

The apartments sold fast (within a year of construction) and the villas took longer as clients investing at this level (with a starting price of 8.9 million €) really wanted to "touch and feel" before committing. The completion of the show villa, with interiors by Terraza Balear, brought the concept to life furnished with international designer brands to complete a timeless, stylish, look that blended perfectly with the Cap Adriano environment. Investors came from all over Europe; Switzerland, Russia, Spain, the UK, Scandinavia, Germany and the Czech Republic and in the past 12 months they have made thorough use of their private haven in the sun, probably more than they anticipated but it’s clear that they appreciated the Cap Adriano environment and its exclusive "club" feel.

INNOVATOR, CREATOR AND DEVELOPER – MORGAN TELLS US HOW HE FOUND THE UNIQUE SITE THAT WOULD BECOME "CAP ADRIANO"

Over the years, I have enjoyed a long relationship with Mallorca both on a personal and commercial level (Morgan was one of the joint developers of Festival Park, the retail outlet, entertainment and restaurant complex at Marratxi opened in 2002). As I travel around the world, there is no doubt in my mind that Mallorca is special. When I decided that I wanted to buy a holiday home on the island I just couldn’t find anything that ticked all the boxes for me, so the obvious solution was to build my own house and that is when I first came across the site that would become Cap Adriano. From the outset I instinctively knew that I had found a unique spot with extraordinary potential and I also knew the type of residences I would build.

At that time, the island was at the tail end of the global financial crisis and there was an atmosphere of caution and less appetite for any risk. Regardless, several factors struck me when making my decision to proceed; the site was the best I had seen in years and I was convinced this would be a fabulous prime development. Other factors had also intrigued me, for example; I was curious about the number of private jets flying into the island and wondered where all these people lived. This all coincided with a positive shift in the quality that Mallorca’s modern infrastructure could now offer so I was confident that the timing was right to take advantage of the changing perception of Mallorca and its upward trajectory to develop create a premium concept that the island had never seen before.

"Right time, right place and the right team…" When selecting my team, I tend to always look first at local companies, which is something I do generally for most of my developments. I liked Guillermo Reynes of Gras Arquitectos from the start; he had great ideas, an interesting range of expertise and projects under his belt, but most importantly he was enthusiastic and had a real passion for the project. I knew I could work with him and that he was "my man" for the job… and I was right!

The other two people that were pivotal to the project were Birgit Süssmilch and Hans Lenz of Engel & Völkers Mallorca Southwest. They brought to the "table", their knowledge, expertise and insight into what clients wanted at this level and their input and guidance were essential to the success of the project.

At first they were cautious about what I was undertaking; this was a ground-breaking development and they were concerned that I was taking a big risk and was the island ready for this? None of this deterred me, both Birgit and Hans were 100% right for Cap Adriano and together we enjoyed working out the complexities of the project as our mutual respect for each other’s area of expertise grew. If I ever decided to undertake another development again in Mallorca I would not think twice about using the same team.

Founding Partner, Guillermo Reynés of Gras Arquitectos explains some insights behind the development of Cap Adriano that was to become their largest and most prestigious residential development to date. (…)

When Mallorquin-born Guillermo first visited the Cap Adriano site with developer Steve Morgan, he saw a unique piece of coastal land; a peninsula in front of the sea with direct sea access and perfect southwest orientation, the location was TOP, quite unique on the island and a very exciting prospect for his studio. Guillermo’s first challenge was the site, which had been destroyed by previous excavations (the sight had been originally earmarked for a hotel) and this meant that apart from the development, the skill of his architectural practice would be to study the re-integration of this sea frontline landscape and its surrounding environment into the coastline once more and to reduce the visual impact from the sea.

After the first site visit, ideas immediately developed of how the project could be; the slope towards the sea and the available length of coastline sparked his imagination and provided an outline layout for the villas on the seafront with the apartments behind providing their own vistas over the sea. The earth on the site had a distinctive deep red clay colour. Comments Guillermo; "this was a starting point for us to complement and enhance this with the materials we used in a palate of natural Mediterranean earth colours to harmonise the look of the development within the site with the overall aim of reintegrating the development into the overall environment of the coastline".

The architectural concept behind Cap Adriano was clear to maximise the potential of the project whilst seeking a balance of construction and landscaping which was important to visualise in terms of the natural recovery of the whole site and landscaping and planting would play a big part in that. All nine villas occupy sea frontline positions with direct sea access and although each villa is different they share the same palate of natural materials that are traditional to the island, and their use was simply re interpreted in a contemporary way. "For example, we took stone from the site excavation itself to create the typical dry stone walls outside and to feature part of the detailing inside the villas. These textures together with the lovely sandy-coloured Santanyí stone from the southeast area of the island were used extensively to provide an authentic feel", comments Guillermo.

The villas are designed around a central courtyard, a traditional Mallorquin feature, and by breaking down the constructed area of the villa into different parts with clever landscaping surrounding each villa, the overall scale of the construction is minimised. The natural planted roofs provide a fundamental green footprint of the entire development, and not only create a natural thermal insulation for each villa but also enhance the views from the apartments that look over green planting towards the sea. "For the apartments our studio adopted a different approach utilising more organic geometry to minimise the visual impact of the height of the building and to avoid having one white solid block, the ground floor is faced with Mallorquin stone. This natural material gives the appearance of another level of earth and reduces the perceived height and blends the building into the environment.

So much detail went into the planning and execution of Cap Adriano right down to the discovery of a protected plant that was found on the site. In order to regenerate the indigenous variety, we contacted the Sóller Botanical Gardens to help us extract the seeds so that we could plant 200 more plants of the same variety along the coastline to help save the species and, at the same time, promote the recovery of the natural environment", explains Guillermo.

Reflecting on what his studio has achieved; "Cap Adriano represented a milestone for us and I am proud of our achievement and the fact that with careful planning, together with the use of local materials and traditional layouts, we have managed to harmonise Cap Adriano into its unique surrounding environment. I firmly believe that its modern Mediterranean-style will remain timeless and elegant for years to come".

The crowning glory of Cap Adriano are its fabulous interiors and exteriors that bring all the modern architectural features to life. The brief was to create a mood for each room with a design concept for seamless living between indoor and exterior living areas and to provide the ultimate in comfort, style and top quality throughout. It was therefore essential to entrust this important task in the hands of the island’s leading designers, Terraza Balear, to create a unique look and mood for Cap Adriano that meets the needs and expectations of its international clientele.

The exceptional geographical location in one of the most desirable settings on the island was the starting point for Terraza Balear. Cap Adriano provided the perfect setting for their interior designers to dream big and find the right furniture and finishes. Open spaces connecting throughout the villas provided the opportunity to bring nature into the structure. All the materials were chosen to combine colours and finishes with curves and contours, balance and harmony, shadings and textures. Everything was selected to enhance the spectacular connection with the Mediterranean.The interiors feature great spaces with lots of light that change throughout the day, to evening and into the night.

Terraza Balear worked with a palate of natural colours with contrasting "sea" colours for the furnishings from the salon leading onto the main exterior terrace to enhance the seamless flow between the interiors and exteriors. For these areas, they selected classic contemporary style sofas and furniture from the leading international Italian furniture house, Minotti with superb, elegant results that are supremely comfortable and practical. A spectacular light concept was designed for the villa by leading lighting designers, Flos and the state-of-the art Gaggenau kitchen with Miele equipment completes the living area on the ground floor.
